General Home Inspection Information
Certified Property Inspections, Inc provides prompt, competitively priced property inspection services throughout all areas of Chicago and all Suburbs in Cook, DuPage, Will,  Kane, DeKalb, McHenry, Lake & Winnebago Counties. Your report will be detailed and include safety reviews and repair/replacement cost budgets of deficiencies noted.

You can choose between our On-site Report which is issued at the end of the inspection or our Computer Generated Report which is e-mailed to you at the end of the day or by the next morning.

The 31 page On-site Report uses a preprinted check list format with narrative comments and a narrative summary hand written by the inspector. Two copies of the report are provided to you at the end of the inspection. Our Computer Generated Report is written in a narrative format and includes digital image documentation. The report is e-mailed to you and anyone else you stipulate (attorney, realtor) followed by two printed color copies sent via Priority Mail.

Your report will include items that need to be addressed prior to moving in and during the first few years of ownership, budget figures and  recommendations to extend the useful life of many key components of your new home.  We also include a safety review of the property for your family.

A private verbal consultation is available at the end of the inspection to discuss any areas that may not have been appropriate to discuss with others present.

Inspections are normally scheduled during daylight hours Monday through Saturday. Sundays are scheduled on a very limited basis. Please allow approximately 3 hours for your inspection. If this is your first home or the property is over 2,000 square feet, the process may take more time. We do not overbook our inspectors (2 inspections per day) so the inspector can comfortably stay with you until all of your questions are answered. You will also receive your inspectors cell phone number so you can contact him with any question that may arise after the inspection.

    Your inspection report will include your inspector's observations, comments, maintenance suggestions, budget prices for repair, replacement or remodeling along with general information and tips relating to home ownership. All reports include a deficiency summary page complete with budget figures and safety review.
